Why waterproofers buy it

  • Negative-side hydrostatic resistance up to 250 kPa (about 25.5 m head) in the two-coat system
  • Applies to damp substrates. No standing water or visible water film
  • Water based, 23 g/L VOC. Cleans off tools with water
  • 1 to 1 mix by volume from pre-proportioned kits. About 90 minutes pot life

Technical overview

ACTFLEX EP250 is a two-component waterborne epoxy primer, sealer and moisture-barrier coating for prepared concrete, masonry and compatible cementitious substrates. One coat is the primer and sealer within approved FORSPEC systems. Two coats is the negative-side moisture barrier and damp-proofing coating, resisting negative-side hydrostatic pressure up to 250 kPa. VOC content is certified at 23 g/L under ASTM D3960 / D2369, FORAY NATA 1231 Certificate P22070055, and water vapour transmission is tested at 1.63 g/m2/24 h under XTecGen Report 515-1. The 250 kPa figure is FORSPEC internal data, not an accredited test result, and AS/NZS 4020 compliance is a manufacturer declaration only.

Key applications

  • One-coat primer and sealer on prepared mineral substrates within approved FORSPEC systems
  • Two-coat negative-side moisture control and damp-proofing on concrete, masonry and compatible cementitious substrates
  • Control of rising damp and efflorescence before coatings, membranes, mortars, levelling compounds and tile systems
  • Consolidation and sealing of sound but porous or dust-prone mineral surfaces
  • Hydrostatic coating for approved basement, tunnel, below-grade and water-retaining details up to 250 kPa negative-side pressure
  • Primer beneath approved FORSPEC liquid-applied and sheet waterproofing membranes, including the certified ACTFLEX 929 HV bond system (XTecGen Report 0242-7)
  • Sand-broadcast primer under approved tile adhesive systems
  • Moisture control under floor coverings assessed in accordance with AS 1884:2021

Surface suitability

  • Concrete (sound and stable, mechanically prepared to a clean open texture and vacuumed; may be damp but free from condensation and visible water film)
  • Masonry (sound and stable, free from laitance, dust, friable material, coatings, adhesives, curing compounds, efflorescence, oil, grease, wax and standing water)
  • Compatible cementitious substrates (defects and non-moving cracks repaired with an approved FORSPEC repair system and allowed to reach overcoat condition)
  • Porous or dust-prone mineral surfaces (all weak and friable material removed first)

Apply only between 10C and 26C ambient and substrate and at 85% relative humidity or below, and never where condensation can form. Never apply over active leakage, running water, standing water, a visible water film, weak or friable substrates, moving cracks or movement joints. Not UV resistant, so protect from direct ultraviolet exposure. Not a trafficable membrane, and limited access after 24 hours does not establish a traffic classification. Not for unapproved chemical exposure, so confirm compatibility before applying any coating, membrane, mortar, adhesive or floor-covering system. Potable-water storage is not a standard application and requires written project-specific FORSPEC approval. Never alter the 1:1 by-volume ratio, batch by weight, over-dilute, retemper, or add fillers, solvents or unapproved materials. Both parts are classified hazardous chemicals and Part B is also dangerous goods and environmentally hazardous.

Frequently asked questions

View all FAQs
  • What is ACTFLEX EP 250 used for?
    Compatibility

EP 250 is a 2-part water-based epoxy polyamide used as both a primer/sealer and a hydrostatic damp-proof barrier. Approved for potable water tanks, basements, tunnels, and negative-side waterproofing on concrete and masonry substrates.

  • What hydrostatic pressure does it withstand?
    Performance

EP 250 withstands hydrostatic pressure up to 250 kPa - equivalent to 25 metres of water head. Apply two coats at 150 microns DFT each (300 microns wet film thickness total) for full hydrostatic performance.

  • Coverage and pot life?
    Installation

Coverage is 1.5 m² per litre for two coats. Two-part mix with pot life of 2 hours at 25°C (1 hour at 35°C). Touch-dry in 4 hours, recoat 4 hours to 5 days, full cure 7 days.

  • What substrates can it bond to?
    Compatibility

EP 250 bonds to concrete (old, new, or green), masonry, and cementitious substrates. The water-based chemistry penetrates damp surfaces - useful for retrofit waterproofing where the structure can't be fully dried.

  • Is it potable-water certified?
    Compliance

Yes. EP 250 is certified to AS4020 and SS375 for potable water contact - approved for drinking water tanks and water-treatment applications. Low VOC, non-flammable, odourless.
