STAIN-PROOF® 40SK
Impregnating silane sealer for porous stone, brick and grout. Invisible, breathable, water and salt repellent.
STAIN-PROOF 40SK Consolidator and Water Repellent is an impregnating sealer that protects porous tile, natural stone, brick, terracotta, paving and grout from water and water-borne salts while consolidating friable surfaces. Sealing molecules bond inside the pores by chemical reaction over 3 to 4 weeks. It is designed for very porous new surfaces in salt water environments. The sealer retains natural surface colour and finish and is invisible and breathable.
Where to use it
- Porous tile, natural stone, brick, terracotta and concrete pavers
- Grout in bathrooms and kitchens
- Sandstone, limestone, travertine around salt water swimming pools
- Building facades, floors, walls, patios and pool surrounds
Why waterproofers buy it
- Impregnating sealer bonds inside the pores by chemical reaction over 3 to 4 weeks
- Invisible and breathable, retains natural surface colour and finish
- Built for salt water environments and porous new surfaces
- Applied in two saturating coats using an acetone-approved sprayer
- VOC content less than 120 g/L
- Highly flammable. Causes serious eye irritation.
Coverage
3.79L pack: approximately 0.5 to 4 m2 per litre depending on surface absorption. Coverage rates 4 to 6 m2/L on rated surfaces per the specification sheet.
Not for
Do not apply on previously sealed surfaces, old surfaces saturated with salts, or denser surfaces without removing all excess. Not for exterior untested surfaces. Sealer will not prevent etching, scuff marks or wear. Cure 3 to 4 weeks before testing.

Technical overview
Key applications
- Building facades
- Floors
- Walls
- Swimming pool surrounds
- Patios
- Garages
- Kitchens
- Public and private entertaining areas
- Sealing sandstone, limestone, travertine and concrete pavers around salt water swimming pools
Surface suitability
- Very porous new surfaces in salt water environments
- Sandstone, limestone, travertine, concrete dry-stamped pavers and composite stone pavers around salt water swimming pools
- Porous tile, natural stone, brick, terracotta, paving and grout
- Denser surfaces (all excess product must be removed from the surface after application)
- Old surfaces already saturated with salts (extreme caution, treatment must go well below 15 mm from the surface)
- Unsealed surfaces only (grind previously sealed surfaces before applying)
Sealer will not prevent surface etching, scuff marks or wear and may lighten or darken some surfaces. Always test on a small area first and allow a 24 hour cure time. Excess 40SK left on the surface of denser materials will react over a few days or weeks and become a white glass which is impossible to remove chemically and has to be ground away. Exercise extreme caution on old surfaces already saturated with salts, as the salts may build up below the treatment and spall the surface. Do not apply over a previously sealed surface; grind it first. Dip sealed stone becomes repellent on the underside and needs a premium polymer thin set adhesive. DANGER: Highly flammable liquid and vapor. Causes serious eye irritation. May cause drowsiness or dizziness. May damage fertility or unborn child. Harmful to aquatic life with long lasting effects. Use only outdoors or in a well-ventilated area.

Frequently asked questions
-
What is 40SK designed for?
Compatibility40SK is a consolidator + water repellent specifically for soft, friable, or porous surfaces - sandstone, limestone, terracotta, porous tile, brick, paving, grout. NOT for dense polished stone.
-
What's the coverage?
PerformanceCoverage is 0.5-4 m² per litre - much lower than standard impregnators because 40SK consolidates the substrate as it seals (high consumption on porous/friable material).
-
How is it applied?
InstallationApply with an acetone-rated low-pressure sprayer in two saturating coats (or four light coats on vertical surfaces) 10 minutes apart. Polish off excess after 10 minutes.
-
Salt-water environments?
CompatibilityYes - 40SK is specifically warrantied for salt-water environments (pool surrounds, coastal). The 15-year warranty applies when applied by an Accredited Applicator.
-
Recoat with Premium Impregnating Sealer?
ComplianceYes. Wait at least 2 weeks after 40SK consolidates before overcoating with Premium Impregnating Sealer if extra stain protection is needed. Full cure of 40SK is 3-4 weeks for optimum penetration.
Why trade professionals choose Stain Proof
Stain Proof, also sold under the Dry Treat name, is a stone and masonry protection range built around impregnating sealers that soak into the surface instead of forming a film over it. The line covers solvent carried and waterborne sealers for natural stone, porcelain, quartz, pavers, concrete and grout, plus colour enhancing options and the acid, alkaline and daily cleaners used to prepare and maintain sealed surfaces. Supplied to the Australian trade through The Waterproofing Shop, including seal, clean and maintain packs that cover a whole job in one order.
