Technical overview

MAXSEAL FLEX-M is a one-component cement-based mortar that mixes with water only to form a flexible waterproof coating for concrete and masonry, working against both positive and negative water pressure. It is CE marked under EN 1504-2 as a mortar for the protection of concrete, coating (C). The Technical Data Sheet declares 11 bar positive and 5 bar negative water pressure resistance to EN 12390-8, Class A3 crack bridging above 0.5mm to UNE-EN 1062-7 and 3.4 MPa adhesion to concrete at 28 days to EN 1542, and it is approved for contact with potable water under European Directive 2020/2184, Spanish RD 03/2023 and BS-6920. Those are CE declared performance values, not an Australian accredited test result. The Technical Data Sheet states no AS/NZS 4858 or AS 4654.1 classification and no NATA or CodeMark certificate is published for this product.

Surface suitability

  • Concrete (solid, sound, rough, clean and free of paints, efflorescence, loose particles, greases, release oils, dust and plaster)
  • Masonry (thoroughly saturated with water without forming puddles, coated once the surface has taken on a matt appearance)
  • Smooth or poorly absorbent substrates (sandblasted or high-pressure water cleaned to an open texture surface)

Do not apply to water-repellent substrates, bituminous materials, plasters, or paints. Do not apply below 5C or if lower temperatures are expected within 24 hours after application, do not apply on frozen surfaces, and do not apply if rain is expected 24 hours after application. Avoid direct exposure to sunlight and extreme heat, and thoroughly wet the substrate in high temperatures, strong wind or low relative humidity. Do not add cement, admixtures, sand or any other compound, and never add more water to recover workability - remix instead. Do not mix product that cannot be applied within 20-30 minutes. Observe the minimum and maximum recommended consumptions. Keep the coating moist for at least the first 24 hours with wet burlaps and plastic sheets. Allow 3 days before covering with ceramic tile, plaster or earth and gravel, and 5 days before putting into service or water immersion at 20C and 50% RH. MAXSEAL FLEX-M is an abrasive compound classified Danger, H314 causes severe skin burns and eye damage, H317 may cause an allergic skin reaction and H335 may cause respiratory irritation - wear protective rubber gloves and goggles.

  • What's the difference from Maxseal Flex?
    Compatibility

    Maxseal Flex M is single-component (just add water) where Maxseal Flex is two-component (resin + powder). Flex M is faster to mix and harder to get wrong on site, but slightly less flexible than the 2-component Flex.

  • What's the crack-bridging ability?
    Performance

    Maxseal Flex M bridges cracks greater than 0.5mm wide - sufficient for typical substrate movement in residential and light commercial applications. For high-movement applications, use the 2-component Maxseal Flex.

  • Coverage and application?
    Installation

    Apply 2.0-3.0 kg/m² total in two crossed coats at 1.0-1.5 kg/m² per coat. Use brush, roller, broom, or spray equipment onto a damp (not saturated) substrate.
