Waterproof cement-based coating for below-grade concrete and masonry. Brush or trowel applied, two layers.

Drizoro Maxseal Foundation is a cement-based waterproof coating for exterior underground concrete and masonry. It fills and seals pores, is unaffected by soil salts, and can be applied to wet surfaces. Brush applied in two layers: 1.5 kg/m2 first layer after 8 hours curing, then 1 kg/m2 second layer.

Where to use it

  • Foundation waterproofing with high phreatic levels
  • Below-grade leaks in foundations
  • Exterior underground concrete and masonry
  • Barrier against capillary humidity in foundation work
  • Concrete and masonry subject to great pressures and water aggressiveness

Why waterproofers buy it

  • Cement based with special additives and selected aggregates for waterproofing
  • Fills and seals pores, becomes incorporated into substrate
  • Can be applied to wet surfaces without drying first
  • Unaffected by soil salts
  • Trowel application option for high-pressure walls (up to 7 kg/m2)

Coverage

25kg bag: first layer 1.5 kg/m2 in one direction, second layer 1 kg/m2 crosswise after 8 hours. High-pressure walls: trowel second layer at approx. 7 kg/m2 with 12kg siliceous sand added per 25kg bag.

Not for

Do not apply below 5°C or if lower temperatures are expected within 24 hours. Do not apply on frozen or icy surfaces. Optimal working temperature 15°C to 20°C. Avoid application if rainfall is expected within 4 to 6 hours.

Technical overview

MAXSEAL FOUNDATION is a cement based waterproof coating for the exterior of underground concrete and masonry. Special additives and selected aggregates give it its waterproofing characteristics, it becomes incorporated into the substrate and fills and seals pores, it can be applied to wet surfaces without drying them first, and it is unaffected by soil salts. It is brush applied in two layers, 1.5 kg/m2 then 1 kg/m2 after 8 hours curing, with a trowelled sand-loaded second layer where walls are subject to great pressures and water aggressiveness. Drizoro states that waterproofing and mechanical resistance tests were carried out at Instituto Eduardo Torroja and are available on request, but publishes no figures in this Technical Bulletin. No accredited test certificate is held and the Technical Bulletin states no AS/NZS 4858 or AS 4654.1 classification.

Key applications

  • Foundation waterproofing where phreatic levels are high
  • Below grade leaks in foundations
  • Waterproofing layer or barrier against humidity by capillarity
  • Exterior underground concrete and masonry
  • Concrete and masonry foundation walls subject to great pressures and water aggressiveness
  • Protection of foundation concrete against aggressive waters

Surface suitability

  • Concrete foundation walls (all oils and remnants removed, as well as blooms or plaster, aggregate nests patched with MAXREST, dampened with clean water)
  • Masonry foundation walls (dampened with clean water before the first layer)
  • Concrete and masonry foundation walls subject to great pressures and water aggressiveness (second layer trowelled on)

Do not apply at temperatures below 5C or if lower temperatures are expected within the next 24 hours after application, and never on frozen or icy surfaces. Optimal working temperature is between 15C and 20C. Avoid application when rainfall is expected within the next 4 to 6 hours. In summer temperatures wet the surface with abundant water and use MAXCRYL in the mix, and if fast drying is observed water can be sprayed 2 hours after application. Do not extend the material like paint - apply a thick layer in one direction only, with the second layer crosswise. Like all cement products MAXSEAL FOUNDATION is an abrasive compound. It is not toxic but do not let it come into contact with the hands, wear rubber gloves, and if it splashes in the eyes rinse well with clean water without rubbing and see a doctor if irritation persists.

Frequently asked questions

View all FAQs
  • What substrates can Maxseal Foundation be applied to?
    Compatibility

Maxseal Foundation bonds to concrete, brick, and concrete block masonry. Ideal for foundation walls, retaining walls, basements, and below-grade structures exposed to aggressive ground water.

  • Does it resist negative-side water pressure?
    Performance

Yes. Maxseal Foundation is rated for both positive and negative hydrostatic pressure - it can be applied to the dry inside of a wall and still resist water pushing through from the outside (a 'tanking' application).

  • How is Maxseal Foundation mixed and applied?
    Installation

Pre-wet the substrate. Mix the powder with water to a brushable consistency, then apply by brush, broom, or roller in two crossed coats. Use the Drizoro 150mm Application Brush for best workability.

  • Can I tile or render over the membrane?
    Compatibility

Yes. Once fully cured, Maxseal Foundation accepts cementitious renders and tile adhesives. Allow full cure time per the TDS before overcoating.

  • Is it CE marked?
    Compliance

Yes. Maxseal Foundation is CE marked with a published Declaration of Performance. Refer to the linked TDS for full standards compliance and test data.

Why trade professionals choose Drizoro

Drizoro is a Spanish manufacturer of cement based waterproofing and concrete repair products, supplied to the Australian trade through The Waterproofing Shop. The range on this site covers Maxseal Foundation and Maxseal Flex, along with repair mortars, grouts, joint products and mesh, used on concrete and masonry where water has to be held back rather than simply shed. Choosing between the rigid and the flexible grade is the key decision, and it comes down to the substrate, the direction of the water and how much movement the structure is likely to see.
